XXII Carat Villas Overview — Forum Group, Palm Jumeirah
A gated, 22-villa enclave on the West Crescent unlike anything else on the Palm — Italian Renaissance architecture drawn from Tuscany, complete with stucco work, classical columns, arched walkways and terracotta facades. Built 2015–2018 by Russian developer Forum Group, the seven-bedroom villas split into three styles: eight Emerald villas with private pools and Marina/Bluewaters views, eight elevated Ruby villas with private elevators and rooftop observation decks, and six beachfront Sapphire villas with the largest plots and direct sand access. Interiors run to La Cornue kitchens, Baldi bathroom stonework and a Miele wine cellar; there are no roads within the community, with residents moving by foot or golf cart. As the only true villa community on the Crescent, XXII Carat occupies a genuinely unique position on the island — Mediterranean palazzo architecture inside a gated, beachfront enclave a short walk from the Crescent's five-star hotels.
